Opened in 2009, the Metropolis is a modern Class A office complex located close to the Voykovskaya Metro Station (16A Leningradskoe Shosse). It comprises three buildings, with a GBA exceeding 110,000 sq. m.

When preparing the transaction, special attention was paid to the interests of the current partners of the office complex, ensuring continuity of the complex’s obligations under its Sberbank loans. Kama Capital emphasizes that the re-domiciliation of the holder company to the Russian Federation will be carried out within the timeframe allocated by the subcommittee. This will ensure transparent tax payments to Russian treasuries at various levels and the accrual of profits in the interests of the Russian shareholders.

«Our strategy is aimed at investment and subsequently developing iconic commercial properties: office, warehouse and retail spaces in key metropolitan areas of Russia. We are focused on a long-term presence in the commercial real estate market and on portfolio expansion, and we do not consider speculative purchases. Kama Capital’s experience and internal expertise has enabled us to close one of the year’s landmark deals in the commercial property market; Metropolis has become the largest property in our portfolio. I should emphasize that the buyer company is acting on its own behalf and in its own interests,» says Rustem Zaripov, CEO of Kama Capital.

A highly professional team of lawyers from Seamless Legal as well as consultants from B1 Group assisted in concluding the deal. Kama Capital plans to continue cooperation with the Hines management company to retain current tenants and ensure continuity of professional management of the complex. According to the company, the complex provides to its tenants everything that they need for comfortable and efficient business operations: office blocks with décor and flexible layouts; various amenities, such as cafes, restaurants and shops; car parking; 24-hour access control. Currently, it is a key property in the Moscow office market and the emerging Leningradsky Business Corridor. Structurally, administratively and legally, the complex is not related in any way to the nearby shopping center of the same name. The Kama Capital team plans to maintain the high demand for Metropolis offices and ensure further growth of the complex’s commercial appeal.

A quote from Hines: Natalia Maltseva, Hines Senior Vice President: «In this manner, we have completed the planned asset disposal with the sale of the Metropolis Office Complex, in connection with the termination of the fund. Meanwhile, our company continues its operations on the Russian market in asset management, development and consulting. We continue to fulfill our obligations to investors, tenants and owners who use our services.
